General Terms & Conditions
These General Terms and Conditions govern the use of the Guesthouse accommodation and our services.

2. CONTRACTING PARTY
The services provided by the Guesthouse are used by the Guest. The Guesthouse and the Guest together—if the conditions are met—become contracting parties (hereinafter: Parties).
If the reservation is made directly by the Guest, the Guest is the contracting party. If the reservation is made by a third party (hereinafter: Intermediary) on behalf of the Guest, the terms of cooperation are governed by the agreement between the Guesthouse and the Intermediary. In such cases, the Guesthouse is not obliged to verify whether the third party is legally representing the Guest.
3. METHOD AND CONDITIONS OF USING THE SERVICE
Reservations must always be submitted in writing (email, online booking system, etc.). Contact details are available on the website.
The reservation must include:
- name and address of the Guest(s),
- exact dates of arrival and departure,
- room type.
All reservations are confirmed in writing (email).
The contract is concluded upon written confirmation of the Guest’s written reservation by the Guesthouse and is considered a written contract. Verbal reservations, agreements, modifications, or confirmations are not contractually binding.
The accommodation contract is for a fixed period.
Extension of stay requires prior approval of the Guesthouse, which may require payment for services already provided.
Any modification or amendment requires a written agreement signed by both Parties.
5. PAYMENT TERMS
The Guest must pay for the stay no later than before arrival, according to the booking confirmation. The Guesthouse may issue partial invoices.
Payment methods: bank transfer
If payment is refused for any reason, the owner may retain the Guest’s belongings and exercise a lien over them.
In case of leaving without payment, the owner will pursue legal action and may file a police report; all related costs are borne by the Guest.
Payment by SZÉP card is only possible if the cardholder is present. If not, the card cannot be accepted. The Guesthouse may require advance payment and proof of identity.
For bank transfers, unless otherwise agreed, the amount must be credited to the accommodation’s bank account before arrival.

Please indicate the Guest’s name and stay period in the transfer note.
Final invoices can only be issued to the same name and address as the advance invoice. If you require a company invoice, please indicate this at booking.
For international transfers, please contact us for assistance.
The Guesthouse reserves the right to request a deposit before or at arrival.
7. DEPOSIT
A deposit is required for all bookings:
- 50% of the booking value
- payable by bank transfer or SZÉP card
- within 3 days of booking
If the contract is fulfilled, the deposit is deducted from the total. If performance fails due to reasons beyond both parties or both are responsible, the deposit is refunded. The party responsible forfeits the deposit or must return double the amount received.
8. PRICES
Current prices are available via the provided contact details.
Prices include tourist tax.
The accommodation is free for the child up to the age of 2.
The Guesthouse reserves the right to change prices.
Applicable prices are confirmed in the booking confirmation.
Prices may change without prior notice if VAT rates change.
9. SPECIAL SERVICES
Pets (dogs):
Not allowed, except assistance dogs as defined by law.
The owner is responsible for the dog’s behavior, damages, and cleanliness. Dogs must not disturb others or pose any danger.
Parking:
Available free of charge in the closed courtyard (with cameras) or on the street.
The accommodation is not liable for damages.
10. CHECK-IN / CHECK-OUT
Rooms are available from 14:00 on arrival day.
Guests receive keys via a key safe system using a code sent by email.
On departure day, the Guest must leave by 11:00 and return the key as agreed.
Early arrival or late departure must be requested in advance.
Lost key fee: HUF 10,000.
11. CANCELLATION POLICY
Guests must notify the accommodation in writing of any cancellation or modification before the service starts.
Free cancellation is not possible within 7 days before arrival; the deposit will be forfeited.
12. COMPLAINTS
Complaints must be submitted in writing before departure.
The accommodation will investigate and respond within 5 days.
After departure, the right to complain expires.
13. TERMINATION OF SERVICE
The Guesthouse may terminate the contract immediately if:
- the Guest uses the property improperly,
- behaves in an unacceptable, aggressive, or intoxicated manner,
- has a contagious disease,
- fails to pay the required deposit on time.
14. RIGHTS AND OBLIGATIONS
The Guest may use the booked room and standard facilities properly.
The Guest must pay for services on time.
15. LIABILITY
The Guesthouse is liable according to applicable laws.
It is not liable for damages caused by unavoidable external events or by the Guest.
Guests are responsible for damages they or their companions cause.
The Guesthouse is not responsible for personal belongings.
Improper use of facilities is the Guest’s responsibility.
Disturbing behavior is prohibited. After warnings, penalties apply, and Guests may be expelled without refund.
Guests are responsible for damages caused by their own electrical devices.
16. PROHIBITED ITEMS
Hazardous, flammable, explosive materials, fireworks, harmful substances, or psychotropic substances are not allowed.
Guests are fully liable for damages caused by such items.
Children under 14 must be supervised at all times.
17. SECURITY
Please keep the house locked at all times.
The property is monitored by cameras for security reasons.
Recordings are stored for two weeks.
18. FORCE MAJEURE
Neither party is liable for failure due to events beyond their control (e.g. war, fire, flood, power outage, strike).
Both parties will minimize damage and delays as much as possible.
19. GOVERNING LAW AND JURISDICTION
The legal relationship is governed by Hungarian Civil Code (Act V of 2013).
Any disputes fall under the jurisdiction of the court competent at the place of service.
The Guest declares that they have read and accepted these Terms and Conditions.
